ANALYSIS OF MAINTENANCE COSTS OF PUSKESMAS BUILDINGS IN PEKANBARU CITY (CASE STUDY OF SIDOMULYO PUSKESMAS )

[ID] Pertumbuhan penduduk di Kota Pekanbaru berdampak pada meningkatnya kebutuhan akan layanan kesehatan. Puskesmas sebagai ujung tombak pengabdian kepada masyarakat harus didukung dengan infrastruktur yang memadai dan nyaman dengan cara pemeliharaan gedung. Melihat kondisi bangunan geldung Puskelsmas Sidolmulyol mengalami kerusakan pada kolmpolnel struktural dan arsitektur, maka perlu dilakukan pemeliharaan yang diarahkan oleh Peraturan Menteri Pekerjaan Umum Nomor 24 Tahun 2008. Tujuan dari penelitian ini adalah untuk mengetahui tingkat kerusakan dan biaya pemeliharaan pada gedung Puskesmas Sidomulyo.

Metode penelitian yang digunakan adalah metode kuantitatif deskriptif berdasarkan data volume kerusakan, menghitung estimasi biaya pemeliharaan bangunan puskesmas dengan metode analisis harga satuan dan menghitung nilai proyek konstruksi berdasarkan perkiraan kasar perkiraan harga, dengan membandingkan nilai-nilai tersebut diketahui persentase tingkat kerusakan pada gedung Sidomulyo Puskesmas.

 Hasil penelitian ini adalah tingkat kerusakan pada gedung Puskesmas Sidomulyo yang tergolong ringan dengan persentase 0,38% di bawah 35% dari harga pembangunan baru. Berdasarkan analisis total biaya pemeliharaan komponen arsitektur dan struktural sebesar Rp 13.057.000 dan biayanya tergolong ringan dan nilai proyek gedung Puskesmas Sidomulyo sebesar Rp 3.380.235.200.

Population growth in Pekanbaru city has an impact on the increasing need for health services. Puskesmas as the spearhead of community services must be supported by adequate and comfortable infrastructure by means of building maintenance. Seeing that the building condition of Puskesmas Sidomulyo Building has experienced damage to the structural and architectural component, it is necessary to carry out maintenance guided by the Regulation of the Minister of Public Works Number 24 of 2008. The purpose of this study was to determine the level of damage and maintenance costs at the Sidomulyo Health Center building. The research method used is descriptive quantitative method based on data on the volume of damage, calculating the estimated cost of maintenance on the puskesmas building with the unit price analysis method and calculating the value of the construction project based on a rough estimate of the estimated price, by comparing these values, the percentage of the level of damage to the Sidomulyo Puskesmas building is known. The result of this study is the level of damage to the Sidomulyo Health Center building which is classified as light with a percentage of 0.38% below 35% of the new construction price. Based on the analysis of the total maintenance costs on the architectural and structural components of Rp 13,057,000 and the cost is classified as light and the project value of the Sidomulyo Health Center building is Rp 3.380.235.200.
